When it comes time to sell your Southwest Florida home, sellers often ask, "What upgrades or remodel ideas add value to my home when the time comes to sell?"

The answer is much simpler than most would think: “Only the ones that buyers may also want and also be willing to pay for.”

With that said, it's important to remember that an upgrade or change to your home to sell is different than one you may desire for yourself. For example, as a homeowner, you may like the color of sunshine yellow - and paint the entire inside of the home in that color.

  • Updated kitchens and/or bathrooms. Updating the kitchen or bathrooms will usually give the highest return on investment. As with the example above using unusual paint colors, stay timeless with updates.

  • Increase usable space. Most home buyers like space. So add an extra bathroom, upgrade or expand the kitchen and/or master bedroom suite, add more closet space, or convert an unused space to a more functional space, like a spare bedroom to a home office or basement into a playroom.
  • Lighten and brighten your rooms. Repaint rooms white, light gray, beige or with a light color paint to neutralize the color palette. Add skylights, windows, or French doors to brighten the room.
  • Clean, repaint and/or upgrade the homes exterior. Nothing sells like curb appeal. A home that needs painting on the outside with dead and over grown plants and shrubs will frighten people away before they even walk through the door. Keep shrubs, trees, and grass trimmed and tidy. Paint the outside of the home if needed. Repaint the front door an eye-catching color.
